We established the planning and engineering foundation for a flexible office in a historic building, from circulation scenarios to spaces for deep concentration.

Challenge
The space itself guides behavior
We designed an adaptable workplace where zoning suggests how to use it: where to welcome guests, discuss a task, take a quick break, or work without distractions.
Instead of rigid divisions into isolated rooms, we proposed an activity gradient: a seamless transition from active circulation to deep focus. The historic brick architecture remains visible and becomes part of a new office rhythm.

From active circulation to deep concentration
A smooth transition becomes a service metaphor. Color indicates the intensity of use, not finishes: red circulation hubs lead to orange social areas, then a green buffer and blue workstations.

Concentration
Two extended work zones are connected by a central service spine with a meeting room, call booths, and a coffee point.

Entrance, reception, coat storage, restrooms, and main routes.
Social area
Coffee points, lounges, informal meetings, and meeting rooms with their natural level of activity.
Hybrid zone
Private offices and acoustic booths make it easy to switch work modes.
Deep focus
Workstations farther from the entrance, with minimal through traffic.
Modularity and independence
One building. Two independent systems.
The A / B boundary allows the office to serve two tenants, separate departments, or independent project teams. Each section has its own entrance and complete support facilities.

Ways of working
Three floors. One architectural language.
Open workstations, glass offices, and acoustic spaces are arranged around existing brick walls and load-bearing columns. The new elements remain light and do not compete with the historic structure.
Circulation and building services
Services nearby. Noise away from desks.
Distributed emergency exits and an elevator core provide access to five open-plan clusters. Service points sit along circulation routes but outside focused work areas.
Indoor climate, lighting, and acoustics are the foundation of an effective workplace, not optional additions to the interior.
Desks and technical areas: high illumination levels and accurate color rendering.
Lounges, dining, and circulation areas use soft, diffused light.
Temperature is controlled separately in each work zone and meeting room.
Fixtures can move with layout changes without new wall channels or cables.
Strategic flexibility
The layout can adapt while preserving finishes
Adaptability is built in from the start. The plan allows a different number of open-plan desks, new uses for private offices, and quick installation of glass partitions.
Quantity
Workstation density changes with the team.
Purpose
Offices become meeting rooms or project rooms.
Partitions
New boundaries can be assembled quickly without major reconstruction.
